How to get a mortgage loan in Slovakia for non-residents

If you have a residence permit in Slovakia, you can contact the bank with a request to obtain a mortgage for the purchase of real estate when such an object has already been selected and its cost is known. 

To apply for a loan, non-residents submit the following package of documents: 

  • international passport
  • residence permit card
  • conclusion from the property appraiser about its value 
  • entrepreneur’s tax return 
  • a certificate of income and absence of debt from the tax service.

Where to go to process the documents?

When processing the documents, we accompany you to the Foreign Police Department to submit the application in person.   You can also submit the application in person at the Foreign Police Department at your place of residence if: - you are in Slovakia on the basis of a valid temporary residence permit; - you are in Slovakia on the basis of a valid national visa; - you do not need a visa to stay in Slovakia; - you are the holder of a Certificate of a Slovak living abroad; - you have been granted tolerated residence (acc. to Paragraph 58 section 1, points a-c or section 2)   If you are not in Slovakia, the application is submitted to the Embassy of the Slovak Republic in your country. At the embassy, you have a personal interview for the purpose of a preliminary assessment of the application.

If a foreign citizen has purchased real estate, can this be a basis for obtaining a residence permit, permanent residence, or Slovak citizenship?

Purchase of real estate in Slovakia is not a basis for obtaining a residence permit or permanent residence in Slovakia.   The Foreign Police Department of Slovakia grants permits for temporary residence not on the basis of something, but for a specific purpose.   A residence permit in Slovakia can be obtained for the following purposes: - business; - employment; - study; - family reunion; - EU blue card; - civilian units of the armed forces; - special activities; - research and development; - status of a Slovak Living Abroad.
